10.7 (section 2 + 5) Certificate

shows the zoning of the property, its relevant state, regional and local planning controls and other property constraints such as land contamination, level of flooding and bushfire prone land. We need to review this document to see if there are any Council restrictions on the site that may play an impact on your proposal.

Title Search

is a copy of the Certificate of Title which shows us the current owners, description of the land, any restrictions and any dealings associated with the land. We need this document to assess if any restrictions may pose an impact on your proposal.

Deposited Plans

show the legal boundaries of land and also shows records of any subdivisions, easements and restrictions. This is important for us to assess if there are any impacts that may pose a threat to your purchase

88B Instrument

a document that shows where easements, rights, restrictions or covenants have been created against your lot. The document also defines the parties that are benefited by such restrictions and what the terms of the restrictions are. This is important for us to understand what limitations a possible easement may have on your property.

Sewer Assessment

we will assess the location of any Sydney Water Assets (mainly sewers). It is important to know if a site is affected by an asset and what that would mean for your proposal.
